How Our Flat Rate Pricing Works

We charge a flat rate of $45 per bedroom-sized room (max 3m × 4m or 12m²). Larger areas are measured to this standard — a double-size lounge counts as 2 rooms and costs $90.

The flat rate covers everything in the vast majority of jobs — including general soiling and stain removal. You get pre-treatment, general stain removal and full hot water extraction all for the one flat rate price.

What may cost extra: carpets with very heavy soiling, or specialist stains such as paint, nail polish, wax, glue, Blu Tack or ink. These stains take an unpredictable amount of time to remove — the cost depends on the size, severity and quantity of stains involved. We assess these on arrival and never add charges without your approval.

All areas need to be recently vacuumed before we arrive. If you'd like us to vacuum, we charge $20 per room. Just let us know when booking.

What does the $45 per room price include?+
The $45 flat rate includes pre-treatment, removal of general stains and soiling, truck-mounted hot water extraction, and deodorising and sanitising. There are no hidden extras for general cleaning — what you see is what you pay in the vast majority of cases.
Is there a minimum charge?+
Yes — the minimum charge is $135 for houses, units and townhouses, and $160 for apartments. This applies per visit regardless of the number of rooms cleaned.
Do I need to vacuum before you arrive?+
Yes, we ask that carpets are recently vacuumed before our arrival. If you need us to vacuum, we can arrange that at $20 per room — just let us know when booking online or by phone.
Are there extra charges for heavily stained carpets?+
The flat rate covers general soiling and stain removal. Extra charges may apply for very heavy soiling or specialist stains such as paint, nail polish, wax, glue, Blu Tack or ink. Because these stains can take an unpredictable amount of time to treat — depending on the size, severity and number of stains — we quote these on the day after inspecting the carpet. How do you price large open-plan areas?+
Large areas are measured against the standard room size (3m × 4m / 12m²). A double-size open-plan lounge would count as 2 rooms and cost $90. If you're unsure, call us on (03) 8593 8251 and we'll give you an estimate over the phone.
What’s the cost for carpet cleaning per square metre?+
We charge per room rather than per square metre, which keeps pricing simple. A standard room up to 3×4m (12sqm) is $45. If a room is larger than 12sqm it counts as additional rooms.
Is steam cleaning more expensive than dry cleaning?+
No — dry cleaning typically costs more. Steam cleaning cleans deeper, removes more allergens, and our truck-mounted system dries in 6–8 hours — comparable to dry cleaning dry times. We offer truck-mounted steam cleaning because it consistently delivers the best result.
